Housing is a fundamental right and a basic human necessity. The Pradhan Mantri Awas Yojana (PMAY) is the Indian government''s flagship programme to provide affordable housing to all citizens by 2026. Launched in 2015 with the ambitious vision of "Housing for All," PMAY operates through two distinct but complementary streams: Pradhan Mantri Awas Yojana — Gramin (PMAY-G) for rural areas and Pradhan Mantri Awas Yojana — Urban (PMAY-U) for urban areas. As of 2026, over 4 crore houses have been completed under the combined scheme.

PMAY-Gramin (Rural Housing)

PMAY-G replaced the earlier Indira Awaas Yojana in 2016 with significantly higher benefit amounts and stricter quality standards. The scheme provides financial assistance for construction of pucca houses with basic amenities to houseless families and those living in dilapidated or kutcha houses.

Financial Assistance:

  • Plains and other areas: ₹1.20 lakh per unit
  • Hilly states, difficult areas, Integrated Action Plan districts: ₹1.30 lakh per unit
  • North-Eastern and hilly states: ₹1.30 lakh per unit

In addition, PMAY-G beneficiaries are entitled to 90–95 person-days of unskilled labour under MGNREGS, as well as support for construction of toilets (₹12,000) under Swachh Bharat Mission, piped water supply under Jal Jeevan Mission, and electricity under Saubhagya scheme.

Eligibility for PMAY-G:

  • Houseless families (no pucca house) as per the SECC 2011 data
  • Families living in one-room kutcha houses
  • SC/ST, minorities, freed bonded labourers, and widows of martyred defence personnel are given priority
  • The house must be registered in the name of the woman of the household or jointly

PMAY-Urban (Urban Housing)

PMAY-Urban covers housing for the Economically Weaker Section (EWS), Low Income Group (LIG), and Middle Income Group (MIG) in urban areas. In 2026, PMAY-U 2.0 has been launched as a new phase extending the scheme through 2029, with a focus on transit-oriented affordable housing and rental housing for urban migrants.

Income Categories and Benefits:

  • EWS (Economically Weaker Section): Annual income up to ₹3 lakh — Credit Linked Subsidy of 6.5% interest subsidy on loans up to ₹6 lakh
  • LIG (Low Income Group): Annual income ₹3–6 lakh — 6.5% interest subsidy on loans up to ₹6 lakh
  • MIG-I (Middle Income Group I): Annual income ₹6–12 lakh — 4% interest subsidy on loans up to ₹9 lakh
  • MIG-II (Middle Income Group II): Annual income ₹12–18 lakh — 3% interest subsidy on loans up to ₹12 lakh

The net present value of the interest subsidy is credited upfront to the loan account, reducing the effective EMI significantly. For an EWS beneficiary taking a ₹6 lakh loan for 20 years, the subsidy benefit amounts to approximately ₹2.67 lakh, reducing monthly EMI from ₹5,398 to ₹2,635.

Components of PMAY-Urban

1. In-Situ Slum Redevelopment (ISSR): Slums on government land are redeveloped by private developers using land as a resource, with beneficiaries getting free housing after renovation.

2. Credit Linked Subsidy Scheme (CLSS): Interest subsidy for EWS/LIG/MIG categories for purchase or construction of new houses.

3. Affordable Housing in Partnership (AHP): Central assistance of ₹1.5 lakh per EWS house in partnership with state governments and private developers.

4. Beneficiary-Led Individual House Construction (BLC): ₹1.5 lakh assistance for EWS families owning land to construct or extend their house.

How to Apply for PMAY

For PMAY-G (Rural): Beneficiaries are selected from the SECC 2011 wait list by the gram panchayat based on priority criteria. You do not need to apply separately — eligible beneficiaries are identified automatically from the SECC database and approved through the gram sabha. If you believe you are eligible but not listed, approach your Gram Panchayat or Block Development Officer with your SECC ration card or identification documents.

For PMAY-U (Urban):

  1. Visit pmaymis.gov.in (the MIS portal for PMAY-Urban)
  2. Click "Citizen Assessment" and select your applicable category
  3. Enter your Aadhaar number for authentication
  4. Fill the online application form with personal, income, bank, and property details
  5. Submit the form and note the Application Number for future reference
  6. For CLSS, apply through a housing finance company or bank that is a Primary Lending Institution (PLI) under PMAY

How to Check PMAY Application Status

To check the status of your PMAY application:

  • PMAY-G: Visit rhreporting.nic.in or the AwaasSoft mobile app. Enter your registration number to view your application status, funds disbursed, and construction progress photos.
  • PMAY-U: Visit pmaymis.gov.in and click "Track Your Assessment Status." Enter your Assessment ID or Aadhaar number to check status.

Key Documents Required

  • Aadhaar card (mandatory for all applicants)
  • Income certificate from a competent authority
  • Caste certificate (for SC/ST/OBC applicants)
  • Bank account passbook with IFSC code
  • Land ownership documents or No-Objection Certificate from landowner
  • Declaration of no pucca house ownership anywhere in India
  • For women applicants — documents proving status as head of household

Important Notes for 2026

The government has made several clarifications for PMAY 2026: Benami property holders are strictly excluded; NRI applicants are not eligible for CLSS; families already owning a pucca house in any urban area anywhere in India are ineligible for PMAY-U benefits; and the Aadhaar card is mandatory for all transactions including fund disbursements under PMAY-G.
